Viewing Apartments
A minimum of one person in a party must show a government issued photo I.D. prior to viewing an apartment as a safety precaution. An available made ready apartment will be shown. Management has a standard criterion that must be met before an apartment can be considered ready to show.
How do I apply for an Apartment?
Simply fill out and sign our Lease Application available for download on this site. Return this form to the Leasing office with your application fee and deposit.
What criteria must I meet to rent an apartment?
You must make 3 times the amount of rent as income. You must pass our Credit Check, a criminal background check(no felonies), and verifiable and satisfactory rental history if you have leased before.
Application Fee
Before an application can be processed, an 'Application Fee' in the amount of $35.00 is charged for each applicant and for each occupant 18 years of age or older. All requirements must be met within Thirty (30) days or a new application fee must be paid. Application fees are non-refundable.
Application
To be completed by each adult applicant without omissions or falsifications. Driver's license or State I.D. required as proof of identity. All applicants must be 18 or over to contract. Any occupant 18 years of age or older must complete an application for criminal screening purposes. If any individual applicant or occupant has been declined because of a criminal record, the entire application is considered declined and residency will be denied to all applicants and occupants.
Qualifications
All applicants must agree to a credit check as well as a criminal background check. Your consumer credit report contains information about you and your credit experiences, such as your bill-payment history, the number and type of accounts that you have late payments, collection actions, outstanding debt, and the age of your accounts. A criminal background check will be processed on each applicant and occupant 18 years of age or older. Based upon your credit score and criminal background, your application will be accepted, rejected or accepted with conditions. We also require verification of income within one business day of signing the Deposit/Application Receipt. If annual income is verified to be less than what was reported, by $1,000 or more, a new credit report will be ordered. Verification of income, employment and rental history is required in order to process your application through our system. Allowances from parents, scholarships, government agencies, study subsidy and/or inconsistent income such as alimony, commissions, tips, etc. will require verification. If self employed, W-2's, 1099's or tax return is required. A copy of your last two (2) paychecks with year to date earning will be accepted.
Residency
We reserve the right to deny any applicant on the basis of felony criminal conviction, guilty plea, or plea of no contest, without regard to the nature of the offense. Any applicant failing the criminal background will be denied occupancy.
What are your pet policies?
No pets are allowed.
Are your properties close to shopping malls, restaurants, grocery stores, fitness centers, entertainment venues and public transportation?
All of our properties are within minutes, or walking distance, to all of your major shopping, recreational and transportation needs.
How do I get my utilities turned on?
Your leasing agent will be happy to provide you with any information needed to connect your utilities.
Do your apartments have washers and dryers?
Some of our apartment homes offer washer dryer connections. Our communities which do not offer this amenity provide fully equipped clothes care centers.
Do you allow DISH, DirecTV© or satellite?
We allow the use of DISH, DirecTV© and satellite TV with written permission from the leasing office.
What time of the day may I move in to my new apartment?
You are required to sign your lease during normal business hours. Once your lease has been signed, you may move in to your new home at your convenience.
Occupancy
Only two (2) persons per bedroom.
Possession of Apartment
Lessee will not be permitted to take possession of the apartment until all paperwork is completed and all monies due are paid in full.
Other Vehicles
Boats, trailers, RV's, etc. are not permitted (unless approved by management). Oversized commercial vehicles are not allowed in the parking lot over night.
No Cash Policy
Cash is never accepted.
Rental Payment
The monthly rent is due on the first of each month. There will be a late fee after the fifth as per the lease agreement.
Security Deposit & Administrative Fee
Security Deposit and Administrative Fee must be paid in the form of a check, money order, cashier's check or credit card at the time the application is taken before processing can begin.
What methods of payment do you accept?
You may pay your rent with a personal check (after your initial move in), a cashier’s check, or money orders. Cash is never accepted.
When is rent considered late?
Rent is due on the 1st of each month. Rent is considered late after the 5th of the month.
How should I inform you when I am ready to move-out of my apartment?
A 30-day written notice must be given to the leasing office prior to the last day of your lease.
What will happen if I move out before my lease ends?
The company offers an early termination agreement if you must move out of your apartment before your lease ends.
What is required for me to end my lease if I am in the military and must leave?
A copy of your military orders and a 30-day written notice must be given to the leasing office.
What is required If I am on the waiting list for military housing?
You must notify the office before entering the lease agreement that you have applied for military housing. A letter from the housing base, stating your housing is available, must be given to the leasing office.
Will I be notified when my lease expires?
You will be given a lease renewal notice 30-days prior to the expiration of your lease. If you do not sign the renewal notice then you will be automatically put on a month to month basis at the higher rate.
Can I transfer to another apartment in my community?
Yes, your leasing agent will be happy to assist you finding an apartment that will suit your changing needs at the end of your lease term.
How do I make a complaint about noise?
Please call the leasing office to inform them of the disturbance during regular business hours. After hours you must call the number given for the Courtesy Officer (at Fountain Lakes) and he will take care of the problem.
When are your pools open?
Our pools are open between April 15th and Labor Day. Contact your leasing office for specific times and restrictions.
How do I request maintenance service for my apartment?
You may contact the leasing office during normal business hours. After normal business hours you may call and leave a message on the answering machine if it is not an emergency situation. Or you may fill out a maintenance request online and email it to your property mananger.
How do I request maintenance service for my apartment if I have an emergency after hours?
You may call the maintenance beeper number and put in your phone number. Make sure you have no blocks on your phone and the maintenance person on call will return your call.
What would be considered an after hours emergency?
Serious water leaks, electrical failure, sewer back ups, fire, toilet stopped up (if you have one bathroom). Air conditioning problems can only be handled during daylight hours.
